The Preconstruction Manager oversees all early project planning and estimating activities while leading and mentoring other estimators. This position is responsible for developing accurate conceptual through final estimates, preparing big packages, coordinating with owners, design teams, subcontractors and ensuring a smooth transition from preconstruction to construction.
Key Responsibilities:
- Preconstruction Lead: Manage all phases from conceptual estimating through final pricing, including budgeting, value engineering, and constructability reviews.
- Estimating & Scope Development: Prepare and review detailed takeoffs, estimates, scopes of work, bid packages, and front-end documents across multiple projects.
- Bid Management & Analysis: Oversee subcontractor and supplier solicitations, bid leveling, comparisons, and all bid-day execution activities.
- Team Coordination: Collaborate with owners, clients, architects, engineers, and internal teams to guide design development, schedules, and project decisions.
- Projects & Handoff: Support proposals, GMP development, and seamless transition from preconstruction to operations, including post-bid evaluations.
Required Skills/Qualifications:
- Excellent verbal and written communication skills.
- Strong attention to detail, ensuring accuracy and precision in all tasks.
- Strong analytical, mathematical, and problem-solving skills.
- Proficient in MS Word, Excel, Estimating Software, and Bluebeam.
- Maintain regular, reliable attendance and physical presence at assigned workplace.
Education and Experience:
- A minimum of 8+ years in construction management is required.
- A bachelor’s degree in construction management or related field is preferred.
